
Max Estates Indirapuram Project: गाजियाबाद के इंदिरापुरम में प्रस्तावित करीब ₹2,500 करोड़ से ₹3,000 करोड़ के रियल एस्टेट प्रोजेक्ट की घोषणा के बाद Max Estates के शेयरों में तेज हलचल देखने को मिली। कंपनी ने इंदिरापुरम में करीब 9.76 एकड़ जमीन के लिए प्रस्तावित Joint Development Agreement (JDA) को लेकर Binding Memorandum of Understanding (MoU) में प्रवेश किया है।
इंदिरापुरम में ₹3,000 करोड़ तक का प्रोजेक्ट
प्रस्तावित Max Estates Indirapuram project में करीब 1.5 मिलियन वर्ग फुट (15 लाख वर्ग फुट) का सुपर बिल्ट-अप डेवलपमेंट संभावित है। कंपनी के अनुसार, प्रोजेक्ट की अनुमानित Gross Development Value (GDV) ₹2,500 करोड़ से ₹3,000 करोड़ के बीच हो सकती है।
यह प्रोजेक्ट National Expressway-3 के किनारे प्रस्तावित है। कंपनी के मुताबिक, साइट के आसपास बफर ग्रीन बेल्ट है और यह हिंडन नदी के ग्रीन बफर ज़ोन को ओवरलुक करती है। कंपनी ने साइट की दिल्ली और नोएडा से कनेक्टिविटी को भी प्रमुख लोकेशन फैक्टर बताया है। यह स्थान अक्षरधाम मंदिर से करीब 15 मिनट की ड्राइव पर बताया गया है।
Capital-Light मॉडल पर होगा विकास
Max Estates इस प्रोजेक्ट को capital-light development model के तहत विकसित करने की योजना बना रही है। इसमें जमीन सीधे खरीदने के बजाय कंपनी जमीन के मालिक के साथ Joint Development arrangement के जरिए प्रोजेक्ट विकसित करेगी और landowner को revenue-sharing arrangement के तहत हिस्सा दिया जाएगा।
हालांकि, यह डील अभी अंतिम रूप से पूरी नहीं हुई है। प्रस्तावित लेनदेन के लिए due diligence पूरी होना, जरूरी approvals मिलना और अंतिम JDA का execution होना बाकी है। इसलिए ₹2,500-3,000 करोड़ की GDV को वर्तमान में अनुमानित development potential के तौर पर देखा जाना चाहिए।
Max Estates Share Price ने छुआ 52-Week High
इंदिरापुरम प्रोजेक्ट की घोषणा के बाद Max Estates share price में तेजी देखने को मिली। 24 सितंबर 2026 को NSE पर शेयर कारोबार के दौरान ₹652.80 के 52-week और intraday high तक पहुंचा। यह पिछले बंद भाव ₹603.20 की तुलना में करीब 8.22% की बढ़त थी।
इससे पहले कंपनी का शेयर 21 सितंबर 2026 को ₹623.95 के 52-week high तक पहुंचा था, जबकि 30 मार्च 2026 को इसका 52-week low ₹305.55 दर्ज किया गया था। अलग-अलग समय पर शेयर की कीमत बदल सकती है, इसलिए बाजार बंद होने के बाद के आंकड़े intraday आंकड़ों से अलग हो सकते हैं।
दिल्ली-NCR में Max Estates का विस्तार
इंदिरापुरम प्रोजेक्ट Max Estates के Delhi-NCR expansion का हिस्सा है। कंपनी की NCR presence पहले से Noida और Gurugram में रही है और हालिया गतिविधियों के जरिए Delhi और अब Ghaziabad में भी development pipeline बढ़ रही है।
कंपनी ने हाल ही में West Delhi में करीब 84.71 एकड़ जमीन से जुड़े acquisition की भी घोषणा की थी। इस land parcel से लगभग ₹10,000 करोड़ से ₹12,000 करोड़ की संभावित GDV बताई गई है। यह transaction non-cash share-swap structure के जरिए प्रस्तावित है।

Max Estates Indirapuram Project: Real estate developer Max Estates is set to expand its presence in Ghaziabad with a proposed joint development project in Indirapuram that could have an estimated Gross Development Value (GDV) of ₹2,500 crore to ₹3,000 crore. The company has entered into a Binding Memorandum of Understanding (MoU) for a proposed Joint Development Agreement (JDA) covering approximately 9.76 acres of land.
₹3,000 Crore Max Estates Project in Indirapuram
The proposed Max Estates Indirapuram project has an estimated super built-up development potential of approximately 1.5 million square feet. The company has estimated the project’s potential GDV at around ₹2,500 crore to ₹3,000 crore.
The proposed development is located along National Expressway-3 in Indirapuram, Ghaziabad. According to the company, the site has a buffer green belt, overlooks the green buffer zone of the Hindon River and offers connectivity to both Delhi and Noida. The location is also stated to be around a 15-minute drive from Akshardham Temple.
Capital-Light Joint Development Model
The Max Estates Ghaziabad project is proposed to follow a capital-light development model. Instead of purchasing the land outright, Max Estates plans to develop the property in partnership with the landowner through a JDA, with the landowner being compensated through a revenue-sharing arrangement.
However, the transaction is not yet fully completed. It remains subject to satisfactory completion of due diligence, receipt of all required approvals and execution of the definitive Joint Development Agreement.
Max Estates Shares Hit 52-Week High
The announcement also put Max Estates share price in focus on September 24, 2026. The company’s shares climbed to an intraday and 52-week high of ₹652.80 on the NSE, compared with the previous closing price of ₹603.20, representing a gain of around 8.22%.
Earlier, the stock had touched a 52-week high of ₹623.95 on September 21, 2026, while its 52-week low stood at ₹305.55 on March 30, 2026.
Max Estates Expands Its Delhi-NCR Footprint
The proposed Indirapuram development is part of Max Estates’ Delhi-NCR expansion strategy. The company already has a presence across key NCR markets including Noida and Gurugram and has recently expanded its development pipeline in Delhi and Ghaziabad.
The company also recently announced a transaction related to an approximately 84.71-acre land parcel in West Delhi. The project has an estimated GDV potential of around ₹10,000 crore to ₹12,000 crore and is structured through a non-cash share-swap transaction.
